Renter Policies

From the time period of May through September, all rentals must be for weekly time periods.

No wood fires of any kind are allowed.

No pets are allowed by rental tenants.

No large gatherings such as family reunions and parties where the cottage occupancy limit or parking are exceeded.

No parking of RV travel trailers. Boat trailers must be parked off the road and within the confines of the property frontage.

Fireworks, sparklers and other incendiary devices are prohibited within Lost Valley (Dune vegetation is highly flammable and Lost Valley is seven miles from the nearest volunteer fire department).

The speed limit in Lost Valley is 15 miles per hour. This applies to cars, mopeds, trucks and other motor-driven cycles and vehicles. This regulation is essential to our safety and road maintenance.

Do not walk on other property owners’ dunes on front and back lots. Walking on or disturbing the fragile dunes and vegetation creates erosion. This is consistent with the prohibition on trespassing over front lots to gain access to the lake.

Keep beach areas clean and safe. Take all your own trash with you when you leave.

Parking is allowed off the road in the designated spots for each property owner’s frontage.

All floodlights are to be extinguished after 11:00 P.M. unless needed for emergencies.

Respect noise levels during the evening hours, and particularly after 11:00 P.M. Depending on lake conditions, sound travels long distances on the lakeshore.

Restrictive Covenant 7: Lost Valley Property Owners Association lot owners shall secure refuse, junk and debris in an appropriate container. No recreational vehicle or trailer of any kind except those (i) for recreational watercraft or all terrain vehicles, (ii) that are single axle utility trailers, or (iii) relating to an approved construction project) shall be parked on any lot for a cumulative period of time greater than seventy two (72) hours in any seven (7) day period from Memorial DAy until Labor Day. No recreational vehicle or trailer of any kind may be parked at any time on the improved portion of the roadway. Exception may be granted in writing by the Building and Environmental Committee. Last Valley Property Owners Association are urged to be sensitive to the appearance of the article identified in this covenant and take appropriate acts to cloak their presence.

Members are encouraged to first contact property owners directly when their tenants or guests violate these Regulations, so that the owner can address the issue.
Members are encouraged to also contact a member of the Rental Committee to report a suspected violation.
Property owners are responsible for ensuring that their tenants or guests are aware of and abide by the LVPOA Regulations. At the discretion of the Board and in consultation with the Rental Committee, owners can be fined up to $500 for egregious or repeated significant violations of these Regulations by their tenants or guests. It is anticipated that the Board would customarily provide a warning to an owner about violations before issuing a fine.
